Good news: with the right guidance, it’s a lot smoother than it looks. Here’s what the process really looks like, start to finish.
Step 1: Find out what your home is worth
It starts with a realistic number. I’ll look at what’s actually selling near you, the condition of those homes, and what buyers in our area are paying right now, then give you an honest read on your home’s value. Not an inflated number to win your business, and not a national website’s guess. The real one.
Step 2: Get the home ready
You don’t need a full renovation, but a little prep goes a long way. Decluttering, a deep clean, minor repairs, and good curb appeal can meaningfully move your final price. I’ll walk your home with you and tell you exactly where your time and money are best spent, and where they’re not.
Step 3: Price it right from day one
This is where a lot of first-time sellers stumble. Overprice, and your home sits, then you end up chasing the price back down anyway. Price it right at launch and you create real interest, sometimes competition. Getting this right is one of the most important things I do for you.
Step 4: Get it in front of buyers
Once we go live, your home hits the MLS and gets syndicated across the major home-search sites, so it shows up wherever buyers are looking. From there I push it through my Facebook, Instagram, and YouTube channels and share it directly with my buyer-agent network across Laurens County and the surrounding markets. The first 14 days carry the listing, so that’s when I go hardest.
Step 5: Showings and offers
We’ll get your home shown to interested buyers, and when offers come in, I’ll walk you through each one, not just the price, but the terms, the contingencies, and what they really mean for you. Then I negotiate on your behalf to get you the best result.
Step 6: From contract to closing
Once you accept an offer, there’s an inspection, an appraisal, and paperwork to move through. I’ll keep you informed at every step, handle the moving parts, and make sure nothing slips. You’ll never be left wondering what’s happening with your sale.
Step 7: Sold
You close, you hand over the keys, and you move on to whatever’s next. My goal is that you walk away thinking that was easier than I expected, and that you’d send your friends my way.
